Investment Objectives

The objective of this investment is to acquire a newly constructed, Class “A”, purpose-built Student Housing property located near the University of Nevada, Reno; retain a highly regarded student housing management services firm; and hold for cash flow and future appreciation. Located one block from campus, this seven-building, state-of-the art architectural design offers students a sense of community and connectedness that will make this property attractive to tenants for many years to come. In addition, the LEED Silver Certification will provide both property tax and loan incentives that are expected to enhance cash-on-cash returns to investors.

Property Management

Asset Campus Housing is the largest third party student housing management company in the nation with a portfolio of 250 + properties consisting of 113,500 + beds. With 30 years of experience, Asset Campus Housing offers student housing specific property management, operations, construction services and marketing/leasing services; and is widely considered the “industry standard” service provider by investors, lenders and developers of student housing nationally.


The Summit is located on Enterprise Road one block west of University Nevada-Reno. Just 0.20 miles from the edge of campus and 0.73 miles from the Lombardi Recreation Center, the property is a convenient walk or bike ride to the center of campus. Additionally, the property will have access to the university’s PackTransit bus system with its own stop on Enterprise Road. The shuttle runs every 20-25 minutes and will transport residents to various locations on campus. The site is also ideally located near Downtown Reno and all of its entertainment options, which serves as a center for tourist activity. Aside from being walking distance from campus, the site is also situated just off of McCarran Boulevard (Highway 659), also known as Reno’s “ring road.”


The University of Nevada-Reno (UNR) was founded in 1874 as the State University of Nevada in Elko, Nevada, about 300 miles northeast of its present-day campus in Reno. Today, the university is known as one of the nation’s top public research universities and is ranked as a National Tier 1 University by U.S. News & World Report. Since 2009, total enrollment has increased 11.35%, averaging 2.73% growth each year.
